Riverview is located in Kaukapapaka which is a small rural township located in the Rodney District, 45km northwest of Auckland’s CBD.  It is conveniently connected by State Highway 16.  Silverdale is an easy 18 minute drive away. 

Riverview is a master planned development featuring north facing sites, smooth landscaping and walkways. Each lifestyle Lot is positioned to maximise sunlight.  Particular emphasis has been to develop Lots that are generously sized and family friendly.  Shared walkways and gardens have been carefully designed to provide outdoor recreation areas for residents to enjoy.

Stage 1 was developed and sold out over 2018-2020.  It comprised of 30 Lots.

Stage 2 has 16 beautiful Lots which range in size from 2500m2 to 2818m2.

The Lot sizes range from 2500m2 to 2818m2.

Yes, all Lots within Riverview are free hold titles.

No further subdivision is permitted.

No, there is no Body Corporate.

Riverview will be reticulated with underground power and fibre broadband.

Water tanks are required to be installed for each Lot by the purchaser for the proposed dwelling.  Shared fire fighting water supply shall be provided by the Developer by way of underground tanks on Lots 1, 7 & 9.

Yes there are no covenants restricting the on-sale of a Lot.

The covenants are in place to protect property values within the development by setting a standard for a quality environment within the community. This is achieved by ensuring that privacy between Lots is upheld, appropriate housing aesthetics are achieved, and amenity values are instilled.

Minor dwellings are generally permitted with a maximum gross floor area of 65m2 but may be subject to an additional resource consent application in accordance with Council requirements.  Generally, principal and minor dwelling shall be separated by a maximum of 6 metres.  Prospective purchasers seeking construction of a minor dwelling are advised to confirm with their building company/planner and/or Council.

No relocatable dwellings, temporary buildings, second hand dwellings or building materials are permitted.

Fencing and landscaping restrictions will apply. All post and rail fencing must match existing fencing erected by Riverview and be in accordance with the landscape plans provided. Click here.

No you do not need to build right away. However, once building commences it must be completed within 12 months.

The minimum principal dwelling floor area is 160m2.

The maximum building coverage is to be 400m2 or 20% of net site area, whichever is the lesser.

Yes. Single level height restrictions (6m) will apply.

Yes. Building setback restrictions will apply.  For further information refer to the Covenants.

Water tanks, caravans/motorhomes and clothesline are to be partially screened. For more detailed information relating to all requirements please refer to the Covenants.

Yes, Riverview must approve all constructions plans.  There are controls on building materials in respect of the dwelling and fencing.  Vehicle crossings, swale crossings and driveways are to match Riverview’s guidelines and colour requirements.

No commercial use is allowed, unless at the scale enabled by a home occupation as defined in the Plan, and with Riverview’s approval.

If a swale crossing is required then Riverview will provide at their cost, at a location the purchaser chooses (within 24 months of title issue).

A 10% deposit is required upon receipt of a counter-signed Sales & Purchase Agreement from Riverview Properties Ltd.

Purchasers will have 10 working days to settle the balance owing on the Lot.
